Our proven asset swap transaction process ensures the highest level of security during the entire execution. Full transparency and traceability are a matter of course for us throughout the process.
1. Initial Non-binding Consultation
At the beginning, we invite you to an initial non-binding conversation. During this meeting, we get to know your situation and introduce you to Helvetica and the HSL Fund. Additionally, we identify the property(ies) you wish to transfer to us through an asset swap.
2. Preliminary Review & Indicative Offer
We conduct an initial analysis of your property(ies) and provide you with a market-oriented indicative offer. We explain the resulting contribution value transparently and define the further course of action together.
3. Due Diligence & Binding Offer
If we can agree on the contribution value in principle, a detailed due diligence process follows. This includes an on-site inspection as well as clarification of legal and tax conditions. During this phase, we are available to answer all your questions about the target fund and, together with our legal team, prepare a draft of the contractual framework. At the end of this phase, we provide you with a binding offer, our structuring proposal, and the contract drafts.
4. Transaction
Once you have reviewed our offer and we have resolved any remaining differences, the asset swap is executed. This involves both the formal transfer of the property and the handover of the fund shares.
5. Holding Period
During your holding period of the HSL fund shares, you benefit from the strong performance and stable distributions of the HSL Fund. The planned listing in the fall of 2024 offers you additional upside potential and increased liquidity.

During a non-binding consultation, we assess the suitability of your properties for an asset swap. If the properties are suitable, we work together with you to determine a fair contribution value and optimize the legal and tax framework for your asset swap.
